1. What is a Flee Fee MLS Limited Service Listing?
This is a real estate listing where a state licensed real estate broker or salesperson enters your home in a Multiple Listing Service (MLS) for a Flat Fee. The listing enables your home to be viewed by buyer's agents, etc who are searching for homes with your property features (i.e. Location, Sq Ft, Style, # Bedrooms, # Bathrooms, etc). The Listing Broker only provides the Limited Services which you choose and pay for. See the Menu of Additional Services page. I always Accept and Present all Purchase Agreements for you. You will handle all other aspects of the transaction including receiving the phone calls, setting up appointments, showing the home, holding open houses, and managing the closing. This is how you save money!
2. How soon will my home be listed on the MLS?
Once payment is verified I will send you all the MLS Listing Forms needed. Your home will be entered into your Local MLS within 48 hours after receiving your signed documents. You must pay a new fee to relist if your home is withdrawn from the market for any reason. The MLS Sells Homes!!!
3. Will my listing look like all the other listings in the MLS?
Yes! There are no "red flags" which would indicate a "For Sale By Owner" listing. Your listing will have your name and phone number where agents can see them and the buyer's agent will contact you for a showing.
4. What commission should I pay the buyer's agent?
You determine the commission you pay the buyer's agent in advance. The MLS MUST SHOW the commission you are offering. Currently many commissions are 2-4% of the selling price. The commission is always negotiable. Listing Broker reserves the right to refuse a sellers commission offer to buyer's agent and not place the home on the MLS before any payment is received.
5. What about the forms I will need?
I will provide you with all the forms needed to list your home on the MLS; which include the Exclusive Agency Listing Contract, Agency Disclosure, Lead Based Paint Disclosure, Seller's Disclosure, Listing Form and the E-Booklet "Protect your family from lead in your home".
6. Will I need a purchase agreement?
Maybe? The buyer's agent will usually present you with an "Offer to Purchase" agreement. If you hire me to represent you I will also be happy to provide you with any and all forms you may need for no additional cost. Don't waste your time negotiating a verbal offer.
7. When may I schedule an open house?
You may schedule your open house at any time. Please let me know As Soon As Possible and I will enter your open house date and time in your Local MLS so that buyer's agents are notified. Realtor.com recommends 72 hours notice.
8. Do you provide a sign or lockbox?
No. You may provide your own sign. Some sellers prefer no sign. Many websites offer a cheap free sign that takes time to send (up to 2 weeks) and doesn't last.
Lockboxes are inexpensive and available at most home store's or online; most Flat Fee MLS website lock box prices are more expensive than you can find locally or at another website.
9. What if I want additional services?
I am happy to offer additional services including Full Listing Broker, Buyer's Agent, Pricing your home (BPO), Advising/Consulting and Managing the Transaction to Closing for an Extra Fee based on a tiered platform. I also offer these services to Investors and Residential Builders for an additional fee. See the Menu of Services page. Extra fees paid in advance / payable at closing. No refunds after the Listing Contract is signed.
10. Do I need an attorney?
I always recommend any person selling or purchasing a home to consult an attorney.
11. How much money can I save?
The amount you save depends on what your home sells for; Minus the Flat Fee for MLS Entry and any other Fee's for requested service's. For example:
$50,000.00 X 3% = $1,500.00
$100,000.00 X 3% = $3,000.00
$500,000.00 X 3% = $15,000.00
$1,000,000.00 X 3% = $30,000.00
$1,500,000.00 X 3% = $45,000.00
12. What MLS Provider will my home be listed with?
FLORIDA: Your home will be listed on Stellar MLS; which is Florida's Largest MLS Provider. Statewide Association's available for additional fee.

I have no control over websites that upload from the MLS (Zillow, Trulia, etc.). They are always in a constant state of change. The number of photo's and length of commentary allowed are different on all sites. Some websites are added and others deleted. These sites down load from different MLS providers, in different Time Zones, and in different States. Some are slow to down load, while others are fast. I also have no control over the content within these sites. There is No Guarantee that your listing will show up on any of these websites; however, your listing should be on most of these sites.
